About the Home:
Location: 55 Brown Street, Middletown, CT.
Type: 3-bedroom, 2-bath ranch-style home, approximately 1,400 square feet, built to Zero Energy Home Ready standards, resulting in lower utility costs.
Unique Build: Connecticut’s first modular Habitat build! The home will be constructed in a factory and delivered to the site for final assembly, with an estimated arrival and set date of October 30th. The exterior will be completed before delivery, and the interior will be finished with the help of Habitat staff, volunteers, and homeowners—an integral part of our mission.
Application Requirements: Middlesex Habitat for Humanity selects homeowners based on three main criteria:
Need: Applicants must demonstrate a need for better housing, such as being unable to afford a home on the open market or living in housing that exceeds 35% of their gross income.
Ability to Pay: Applicants must have a stable income and demonstrated creditworthiness to cover the mortgage, property taxes, insurance, and other related expenses.
Willingness to Partner: Applicants must complete financial education courses and work alongside staff and volunteers to construct their home.
Participants must complete the following partnership hours:
Applicants/Co-applicants:
39 construction hours
15 education hours
4 event hours
Non-applicant adults:
39 construction hours
Income Requirements: There are two income sets:
Financing Income: The minimum income required to cover the mortgage, taxes, and insurance. This applies to all applicants listed on the loan.
Program Income: This is capped at 80% of the Area Median Income (AMI) for Northern Middlesex County and varies based on household size. This includes all household members' income, regardless of whether they are on the loan.
How to Apply: You can pick up an application at our office or download it at habitatmiddlesex.org. Please follow the instructions to complete the application and either send or hand-deliver it to our office by the October 4th deadline.
Selection Process: All applications are reviewed based on need, ability to pay, and willingness to partner. Due to the limited number of homes, only one applicant will be selected per cycle. The final homeowner will be chosen by a random draw from the pool of qualified applicants.
Nondiscrimination Policy: Middlesex Habitat for Humanity complies with all federal and state nondiscrimination laws. Homeowners are selected without regard to race, color, religion, sex, gender identity, national origin, disability, familial or marital status, sexual orientation, or lawful source of income. We are committed to equal housing opportunities for all.
